This three-building business center in Mission Valley is part of the H.G. Fenton portfolio, and located nearby the San Diego real estate developer’s Mission Valley headquarters. As the forward-thinking company incorporates renewable energy onto more of its business locations, it made sense to add a robust commercial solar system onto the business park.
HES Renewables designed and installed three commercial solar systems, one on each of the three buildings’ rooftops. The large solar arrays were built with Silfab SIL-500-HM 500 watt commercial solar panels to provide an outstanding cost-to-value solution.
The unique solar system arrangement uses Ivy Energy billing sharing software so that the three solar systems can distribute renewable energy among all of the tenants in the business park. The design also provides quick and accurate billing for each tenant to view their savings from running their business on solar energy, along with easy tenant billing by the property managers.
The solar systems for the business park deliver a new, additional revenue stream for the commercial property owners, as well as provide a 10% discount (versus the current utility rate) on electricity costs for each tenant who opts into the solar savings for their business. This provides an immediate win with tenant retention, and a future benefit when filling open units; more and more companies are looking for ways to lower their business’ carbon footprint. The system also fits perfectly with H.G. Fenton’s sustainability goals of powering commercial properties with renewable energy.
The project will provide an estimated $7,600,00 in total net operating income over the first 25 years of production, demonstrating an excellent example of how commercial solar systems benefit companies. In addition to the impressive long-term revenue forecast, and on top of the energy savings offered to each existing and future tenant, the solar project’s initial investment was dramatically lowered with the current solar incentives (Investment Tax Credit, Federal Bonus Depreciation, and State MACRS Depreciation) available to California solar system projects.
