With California utility rates climbing, often erratically and dramatically, the building owners, H.G. Fenton wanted a way to lower costs for their tenants and also create a new revenue stream for their Kearny Mesa business complex. Through the real estate company’s long-standing relationship with HES Renewables, they knew the addition of a commercial solar system for the business park would provide an outstanding return on investment and boost the property’s net operating income.
HES Renewables was tasked with designing and building four rooftop solar systems across four separate buildings. The systems were designed using Silfab Solar SIL-500HM panels, atop Unirac ballasted racking, running through 12 SMA inverters (three STP 62-US-41 and nine STP 50-US-41); the system also incorporates 111 APsmart RSD-D rapid shut down modules. Together the systems create a total size of 669 kilowatts, and deliver an estimated annual output of 1,038,742 kilowatt hours.
The office building solar project held two unique traits. Firstly, the property sits nearly alongside the HES Renewables office. The install crews could as easily walk to the jobsite as drive to it. Secondly, the concrete pad for the energy gear presented challenges with its proposed location upon a small section of sloped ground.
The robust solar system will completely offset the energy use of the businesses that operate out of the buildings. Though Ivy Energy tenant billing software, the commercial solar system will lower energy costs for the companies that opt into the solar offer. The solar-power billing opportunity will also provide a revenue stream to the building owners that is expected to deliver 8.5 million dollars in Net Operating Income over the first 25 years of operation.
As for the equipment pad construction challenge, the HES Renewables project included a beautiful pad that now supports the electric gear.
A benefit that this system offered to HES Renewables was a beautiful solar system right next door to the office. This came in handy when a video co-production opportunity arose with Rexel, a building supply distributor. Rexel used the build as a great example of a commercial solar system, and HES Renewables came out with an overview video of HES Renewables and of the benefits of solar for businesses.

Solar Panels & Clean Energy Saving
H.G. Fenton partnered with HES Renewables to bring solar energy to 45 buildings and counting, where tenants have benefited from lower utility costs. The future looks bright as we continue to expand this program across our portfolio; in total. 81 buildings are scheduled to have solar power by the end of 2025.
